The difference here is in the materials used. A modular home is constructed with a steel frame, but the walls and roof are made of thick cardboard-like material that can be shipped without having to be assembled first.

The pre engineered custom metal building has the same type of frame as a modular, but it has traditional doors and windows, and key features such as brick siding or stucco exteriors. These are put together by metal building manufacturers and sent to contractors like us who set them up with the right metal building kit.

A conventional steel building is put together on site, and can be made of different types of materials including corrugated panels. The pre engineered buildings are built in the factory where all parts are constructed to exacting specifications.
